YOU ACCEPT OUR OFFER & WE OPEN ESCROW
If you accept our offer we send you a purchase agreement that can be digitally signed or hard copy if preferred. From there we contact a local title company and open an escrow account. The title company will research the title to the property and arrange a closing date. Best of all, there is no need to travel to complete the sale or any extra fees on the seller. We pay all the costs to arrange for a mobile notary and to close through a title company.

After the title examination is completed and all sides are satisfied the title company will release the funds to the seller via wire transfer or certified check. Our process is straightforward and takes about 21 days or less to complete. Closing on land is a relatively simple process and takes less time than a house.

What information is collected from the seller during the initial phase?We ask for the name that is listed on the deed for the property, county that the property is located in and a parcel number if available. In order for our land specialist to get in contact with the seller we ask for a phone number and email.

What if I don’t have my original deed?Typically, you don’t need the original deed when selling a piece of land. Most counties have the original records on file for land in their area.

What if I owe back taxes or HOA/POA fees?We can pay those back taxes and extra fees that are due on your piece of property. That cost will be calculated into our offer price.

Should I just sell my land myself?Selling your land by owner is always an option, but it can sometimes take months to even years to find an end buyer for vacant land. Working with a real estate agent can be challenging because vacant land does not move quickly on the market when compared to houses. Additionally, many real estate agents do not focus on land sales because of the lower commissions compared to selling higher dollar houses.

What if there is not a clear line of ownership to the title?We have worked with sellers who have dealt with a variety of title issues. We will not shy away from title issues, but we ask you to keep in mind that it may take longer than our typical timeframe to clear the title. Depending on the circumstances, we may be able to file a probate, apply for a quiet title, or research other creative ways to clear the title.
